Villa Pietrarosa is set among the gentle hills surrounding Civitanova Marche, just a few kilometers from the beautiful beaches of the Marche coastline, in a location that combines privacy, comfort, and easy access to the sea. The property is surrounded by a large private garden, meticulously maintained and fully enclosed, ideal for ensuring safety and freedom even for younger guests.
Outside, a lush green space unfolds, crossed by pathways in light gravel and natural stone, where flower beds and tall trees such as pines and oaks create a shaded, secluded, and pleasantly cool environment during the warmest days. Here, guests can enjoy moments of relaxation or social time thanks to a ping pong table, designed for both adults and children, as well as an outdoor dining area equipped to host up to 10-12 people with a barbecue, perfect for informal dinners and convivial grill evenings.
The heart of the property is the swimming pool (13 x 6 m, depth 1.60 m), available throughout the year. With its soft and harmonious lines, it blends seamlessly into the landscape and resembles a small natural pond, offering a relaxing atmosphere with open views over the surrounding hills. The pool area is equipped with sun loungers, umbrellas, an outdoor shower, and a spacious gazebo furnished with sofas and outdoor armchairs, ideal for unwinding in the shade in complete tranquility.
The property also features a convenient open-air parking area for up to 6 cars, along with a covered pergola that can accommodate an additional 3 vehicles, ensuring practicality and ease of access even for larger groups.
Guests can further enhance their stay with the wellness area, open year-round for an additional fee, which includes a massage room, sauna, and a heated outdoor hot tub, a space designed for relaxation and rejuvenation in every season. For those who wish to stay active even while on holiday, a fully equipped gym is also available, located under a pergola and accessible during the summer months (from June to September), included in the stay.

Villa Pietrarosa consists of the main building and a dependance. The entire property can accommodate up to 10 guests and features 5 bedrooms and 4 bathrooms.
The interiors are distinguished by spacious common areas with a modern design, bright and welcoming, ideal for spending enjoyable moments together. Internet Wifi is included.
All bedrooms are equipped with air conditioning and window mosquito screens. Upon request, 5 high chairs and 1 baby cot are available. Pets are allowed upon request.

Main building: The main villa is spread over 2 levels. On the ground floor, you are welcomed by a spacious and inviting living room, furnished with sofas and armchairs, featuring a tv and an elegant black grand piano (functional and available for guests). Continuing on, you reach the dining room, generous in size and ideal for social gatherings, enhanced by a table seating 10 and a decorative fireplace. Adjacent to it is the modern kitchen, fully equipped with: oven, dishwasher, coffee machine, cooktop, refrigerator, microwave, blender, and toaster, making it perfect for preparing meals independently.
The upper floor is dedicated to the sleeping area, consisting of 3 large and refined double bedrooms, two of which have ensuite bathrooms with shower, as well as 1 twin bedroom with two single beds that can be joined if needed. This bedroom shares a bathroom (with bathtub), with one of the double bedrooms.

Dependance: The dependance, with a separate independent entrance, is an ideal solution for ensuring greater privacy within the group. It includes a small hallway, 1 double bedroom, and a private bathroom with shower, offering a cozy, practical, and comfortable space.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (300.00€); extra cleaning (150.00€ for the entire villa); use of the wellness area (50.00€ per person for 1 hour); event fee (2,000.00€). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 1,000.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
