External Description

Villa Farmi is an ancient Tuscan farmhouse of rural origin, set in a landscape of rare beauty in the evocative and unspoiled Casentino Valley, within the municipality of Bibbiena.
The property offers a magnificent panoramic view of the surrounding countryside and extends over approximately 60 hectares of fully fenced land, including cultivated fields and tall woodland, ensuring privacy, peace, and an authentic connection with the Tuscan countryside.
Guests can enjoy a large, fully fenced private garden, meticulously maintained, featuring a green lawn and a spacious covered portico furnished with a dining table for 15 people, chairs, and sofas: the ideal setting for outdoor lunches and dinners surrounded by the tranquility of nature.
Within the garden there is a private fenced pool (6 x 12 m, depth 1.30 m), open all year round and equipped with sun loungers, deck chairs, umbrellas, and an outdoor shower. Next to the pool, an elegant lounge area with comfortable colorful poufs and a shaded sail invites guests to relax, read, or enjoy an aperitif at sunset.
Just 100 meters from the villa, a tennis court is available free of charge, perfect for both adults and children. The court is shared with the nearby agriturismo and is available by reservation. In the same area, there is also a ping pong table.
Nature lovers will appreciate the educational nature trail located within the estate, as well as a private lake for sport fishing, freely accessible to guests who bring their own equipment.
Guests seeking wellness and relaxation can also take advantage of a beautiful spa, located 100 meters from the villa within the nearby agriturismo, available by reservation and at an additional cost. The spa includes: a hot tub, sauna, heated pool (8 x 4 m) naturally purified with sea salt, chromotherapy shower, and relaxation area. Treatments and massages are also available at an extra charge and can be enjoyed either inside the spa or outdoors in the villa’s gazebo.
To complete the services, guests have access to a convenient covered parking area for up to 5 cars.

Internal Description

Villa Farmi consists of a main building and an adjacent dependance, comfortably accommodating up to 15 guests. The entire property can host up to 15 people and features 6 bedrooms and 8 bathrooms. Internet Wifi is included. Pets are allowed upon request. Upon request, 2 high chairs and 1 baby cot are also available.

Main building: The main structure is arranged over 2 floors and is divided into 2 welcoming apartments, ideal for large groups or families wishing to enjoy independent living spaces.

- Apartment 1: This apartment can accommodate up to 8 guests and is laid out over 2 levels. On the ground floor there is an elegant living room with two single sofa beds, followed by a spacious lounge with a decorative fireplace and a fully equipped kitchen, with direct access to the garden. A bathroom with shower completes the floor.
On the upper floor is the sleeping area, comprising: 1 double bedroom with ensuite bathroom (with shower), 1 double bedroom, 1 twin bedroom (with two single beds that can be joined if needed), and an additional bathroom with shower.

- Apartment 2: This apartment can host up to 7 guests and is also arranged over 2 floors.
On the ground floor there is a refined lounge with a decorative fireplace and a fully equipped kitchen, with direct access to the garden. The floor is completed by a bathroom with shower.
The first floor hosts the sleeping area with 2 double bedrooms and 1 triple bedroom (consisting of one double bed and one single bed). All bedrooms feature ensuite bathrooms with shower, ensuring maximum comfort and privacy.

Dependance: Located in the center of the garden, the dependance represents the convivial heart of the villa. Set on a single level (ground floor), it consists of a large room with a fully equipped kitchen, wood-fired oven, and barbecue, ideal for preparing and enjoying barbecues together.
From the kitchen there is direct access to the outdoor loggia, furnished with a dining table and lounge area, a perfect space for cooking, relaxing, and dining together outdoors.
Inside the dependance there is also a convenient laundry room with washing machine and a guest toilet.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (500.00€); use of the spa upon reservation (250.00€ per day, up to a maximum of 8 people at a time); use of the tennis court upon reservation (free of charge). Several extra services and experiences are available on request, including: wellness treatments and massages, private chef, pizza party, cooking classes, red wine and olive oil tasting, traditional-method sparkling wine tasting, guided e-bike tours, trekking and cycling in the Casentinesi Forests National Park, horseback riding, and hang-gliding excursions. Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.

The Casentino is a land of lush green landscapes, ancient forests, and beautifully preserved Medieval villages. Just a few minutes from the villa lies the Casentinesi Forests National Park, Monte Falterona and Campigna, one of Italy’s most important protected natural areas, renowned for its millennia-old forests, scenic trails, extraordinary biodiversity, and countless opportunities for trekking, e-bike tours, nature walks, and outdoor activities in every season. The park is also a place of great historical and spiritual significance, where nature and silence blend into a truly unique atmosphere.
Bibbiena, easily reachable, offers all essential services and a pleasant historic center, while nearby Poppi, considered one of the most beautiful Medieval villages in Italy, is dominated by the impressive Castle of the Counts Guidi, offering breathtaking views over the valley.
The Casentino area is also a renowned destination for religious tourism. The Hermitage of Camaldoli, set within the forests of the park, the Abbey of Vallombrosa, famous for its monumental woodlands, and the Sanctuary of La Verna, a place of deep spirituality where Saint Francis received the stigmata, are unmissable landmarks from both a spiritual and scenic point of view.
The location is also strategic for day trips to some of Tuscany’s most famous art cities. Arezzo, with its outstanding artistic heritage, the works of Piero della Francesca, and the renowned Antiques Fair held on the first weekend of every month, is easily accessible. Cortona, a charming Etruscan hill town, offers unforgettable views over the Valdichiana and is celebrated for its romantic and cultural atmosphere. In just over an hour, guests can also reach Florence, the cradle of the Renaissance, and Siena, with its iconic Piazza del Campo and timeless historic center.
