Villa Bastia is an ancient stone farmhouse dating back to the 18th century, carefully restored to preserve the charm of Umbrian tradition while incorporating contemporary elements. The property is located in the picturesque village of San Leo Bastia, surrounded by the gentle Umbrian hills and just a short distance from Città di Castello.
The villa is accessed through an electric gate leading to the private parking area, which offers three outdoor parking spaces covered by a charming pergola. A separate pedestrian entrance is also available.
The house is surrounded by a large private garden of approximately 1,800/1,900 sqm, fully fenced and featuring a well-maintained lawn and pleasant areas designed for outdoor relaxation and conviviality. Several tables and chairs are available outside and can be easily combined to create a spacious al fresco dining area, perfect for enjoying memorable lunches and dinners together.
The highlight of the outdoor spaces is the beautiful private infinity pool, featuring a unique arched shape (17.20 x 5.5 m, depth from 1 to 2 m), open from the beginning of May until the end of September. The pool area is equipped with sun loungers, parasols, low coffee tables, and an outdoor shower with water at ambient temperature, offering the perfect setting to relax and enjoy the peaceful surrounding countryside.
In the evening, the pool, pathways, and garden are enhanced by an automatic lighting system with spotlights, creating a charming and atmospheric setting.
Guests can also enjoy an ancient outdoor stone sink and an iron barbecue, ideal for preparing delicious grilled meals and spending pleasant moments outdoors.

Indoor Description


Spread over 3 floors, Villa Bastia can accommodate up to 8 guests and features 4 bedrooms and 3 bathrooms. The restoration project has preserved the historic character of the property, maintaining original details such as exposed wooden beam ceilings, antique wooden doors, and stone and masonry walls, beautifully combined with polished concrete floors, contemporary furnishings, and design pieces from prestigious brands such as Artemide, Kartell, Hay, Alessi, and Flos.
Included Internet Wifi. All bedrooms are equipped with air conditioning. Small pets are allowed upon request only. A baby cot and a high chair are available for younger guests upon request.

Ground floor: The ground floor features a spacious rustic-chic kitchen, characterised by a large dining table seating 8 people and direct access to the garden. The kitchen is fully equipped with a free-standing refrigerator, 60 cm built-in dishwasher, hob, oven, coffee makers, toaster, compact blender, and kettle.
Also on this level are 1 double bedroom, a bathroom with shower, and a practical shared utility area equipped with washing machine, tumble dryer, drying rack, ironing board, and iron.

First floor: The first floor features a cosy living area with a decorative fireplace, a round dining table for 4 people, two armchairs, and a storage cabinet.
The floor is completed by 1 spacious double bedroom with tv, ensuite bathroom with shower, and adjacent wardrobe, together with 1 single bedroom, ideal for an additional guest.

Second floor: The top floor features a second, smaller kitchen equipped with a free-standing refrigerator, 45 cm dishwasher, hob, and oven. Adjacent to it is a living area with a round table for 4 people, two armchairs, and a single bed, creating an independent and comfortable space.
Finally you will find a spacious double bedroom with tv, private bathtub, and ensuite washbasin. Adjacent to the bedroom, separated by a door, there is an additional service bathroom.

Prices and conditions


Included in the price: Utilities (gas, water, electricity); Internet Wifi; house, garden, and pool maintenance.

Excluded from the price: Final cleaning (200.00€). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 1,000.00€ security deposit (credit card), which will be returned at the end of the stay upon any damages. A deposit for waste disposal (xxx) is also requested (cash), and it will be returned if the waste is correctly disposed of.

This privileged location allows guests to experience the authentic atmosphere of the Umbrian countryside, surrounded by peaceful landscapes, Medieval villages and rich culinary traditions, while remaining within easy reach of some of Central Italy's most captivating destinations.
The surrounding area is rich in history, art and natural beauty. Just a few kilometres away lies Città di Castello, an elegant Renaissance town renowned for its historic palaces, the works of artist Alberto Burri and its vibrant cultural events. Nearby is also Montone, one of Italy's most beautiful villages, with its Medieval walls, charming stone streets and breathtaking views over the surrounding valley. The picturesque towns of Umbertide and Citerna are also well worth a visit, offering historic squares, artisan shops and traditional local restaurants.
Thanks to its proximity to Tuscany, Villa Bastia is an ideal base for day trips to Cortona, an ancient Etruscan hill town rich in history and panoramic views, or to Arezzo, famous for its beautifully preserved historic centre, Piero della Francesca's masterpieces and the renowned Antique Fair. The enchanting Lake Trasimeno is also within easy reach, offering lakeside beaches, charming waterfront villages, scenic walking routes and the opportunity to visit its islands by ferry.
Nature lovers will find plenty to enjoy, from scenic trails winding through forests and rolling hills to hiking, mountain biking and horseback riding.
